STRABAG PFS takes over Green FM for PRISMA in Frankfurt

The establishment of sustainable and ESG-compliant building operations was agreed in the Green FM contract. The integrated facility management services are provided on a total area of 44,000 m² and 12 floors.

STRABAG Property and Facility Services (STRABAG PFS) wins major contract for technical and infrastructural facility management for the PRISMA property in Frankfurt Niederrad. The aim of the contract is to ensure the comprehensive operation of the property in a sustainable and ESG-compliant manner. To this end, STRABAG PFS will provide technical and infrastructural facility management services and, together with the property's asset manager, Sonar Real Estate GmbH, will continue to drive forward the sustainability goals associated with the property during the period of use.
 
Holistic, ecological building concept in low-energy standard
 
The building with a total area of 44,000 m² on 12 floors in Frankfurt Niederrad will meet the EG 55 standard (comparable to the KfW 55 efficiency house standard) once the revitalisation measures have been completed. This means that it will require less than 45% of the energy of a conventional new building. In addition to the targeted DGNB Platinum and BREEAM Excellent certification, PRISMA's sustainable refurbishment approach underlines its position as one of the greenest office buildings in Germany and sets new standards for energy-efficient refurbishments.
 
PRISMA is primarily intended for office use with flexible partitioning and space utilisation. A fitness studio and a restaurant are also planned, which will be open for public use and thus offer the neighbourhood an additional quality of stay.
 
In future, STRABAG PFS will ensure the comprehensive sustainable operation of the sustainable building, in which the PRISMA will be powered by photovoltaic systems alongside energy-efficient building technologies, while an innovative rainwater management system will utilise collected water for toilet flushing. A modern ventilation system ensures optimum air quality while reducing energy consumption.
 
The range of services also includes inspection and maintenance of the building services, property management, 24/7 on-call service and comprehensive infrastructural facility management services. As part of the service provision, STRABAG PFS will work with Sonar Real Estate to establish a continuous improvement process with regard to the key sustainability aspects of building operations. With its sustainable eco2solutions service line, STRABAG PFS is able, for example, to digitally process and monitor energy consumption in real time and adapt it to usage requirements. Optimised building control and energy efficiency measures will reduce PRISMA's primary energy requirements by 55%. At the same time, CO2 emissions are reduced by 42% over the entire life cycle, which a saving of 50,486 tonnes of CO2 - which in turn corresponds to a CO2 saving of 19,644 trees. These measures not only contribute to the environmental friendliness of the building, but also significantly reduce ancillary costs for tenants and users in the long term.
 
STRABAG PFS will carry out all services largely in-house.
